
Your insurance company does not exclude damage from flood because you don’t need it, the company excludes it because they don’t want to PAY for a flood damage claim! And they know the risk is real!
Not everyone needs Flood Insurance. Right?
If you follow the crazy weather these days, you may notice the same thing I do……
more and more areas in the country are experiencing flooding. These floods are ruining people’s homes and businesses. And although flood claims have been excluded from property insurance policies for decades, folks still do not seem to realize this devastating peril is NOT covered automatically!
I know, I know…not’s not gonna happen to you….but what if I did? What exactly would you do? Here are several points to think about:
First - A flood is not necessarily a “Noah’s arc” event. In 1989, Charlotte, NC experienced flooding in many areas that had never before flooded when the remnants of Hurricane Hugo stalled over the city.
This one storm dumped nearly 20 inches of rain! Many homes and businesses suffered extensive losses and damages that unfortunately were not covered by insurance.
Secondly - Developed property is a major contributor to “new” flood risk. Undeveloped land can more readily absorb heavy rains, while rooftops, roads and parking areas do not. They channel the water
elsewhere…and elsewhere more often becomes your home or business!
Lastly - If you are in a “flood zone”, the mortgage lender will generally require you to buy flood insurance. Just because your lender does not make you buy flood protection doesn’t mean you don’t
need it….check out www.floodsmart.gov – you might just be surprised!
Listen, the risk of flood damage to your property IS real. There is probably a cheap price you would readily pay and one that would be too high. Why not find out what it would cost to properly protect one of your most valuable assets – your home or business, or both?
